Public Hearing Process

The Zoning Board of Adjustment meeting and hearings take place at the Hudson Town Hall located at 12 School Street, Hudson, NH. The meetings are held in the Paul Buxton Meeting Room on the lower level of the town Hall. Abutters within 200 feet of the property in question will receive a Notice of the proposal and may attend the meeting to provide information or comments on the proposal. For purposes of receiving testimony only, and not for purposes of notification, the term "abutter" shall include any person who is able to demonstrate that his land will be directly affected by the proposal under consideration (NH RSA 672:3).

If you are unable to attend the scheduled ZBA meeting, you may mail or email your comments to: bgradert@hudsonnh.gov by 10 AM the Wednesday prior to the ZBA meeting. This will afford town staff the opportunity to compile all comments in a timely manner for the Board members. Submit written comments by mail to ZBA, c/o Ben Witham-Gradert, Associate Planner, Town of Hudson, 12 School Street, Hudson, NH 03051. In either instance, please include your full name, address and the case you wish to make your comment.

Prior to dropping off applications or making your copies, contact the Zoning Department by calling (603) 886-6008 or emailing staff, bgradert@hudsonnh.gov and tgoodwyn@hudsonnh.gov for an application review. The meeting will be broadcast live on Hudson Community Television (HCTV), Channel 22.

Board Responsibilities

The Zoning Board of Adjustment is a quasi-judicial board authorized under state law RSA 673:1, to hear four kinds of cases:

1) requests for variances
2) requests for special exceptions
3) request for equitable waivers of dimensional requirements
4) appeals of zoning administrative decisions by Town zoning officials or other boards.

The ZBA consists of five members and five alternates, appointed to three-year terms.

Meeting Schedule

The Zoning Board of Adjustment meets on the fourth Thursday of each month at 7:00 pm. Depending on case load, the board may also meet on the second Thursday of the month, at the same time. All meetings are open. The public is invited to attend at Town Hall in the lower level Buxton Community Development Meeting Room. See Application Deadlines.
