Property Taxes

The property tax year runs from April 1st through March 31st.  The Town of Hudson’s property taxes are billed biannually.  The first bill, sent by the end of May, is calculated at half of the previous years’ taxes and is usually due on or about July 1st.  The final bill, usually sent out in October and usually due on or about December 1st, is calculated at the current year tax rate, less the July payment.  Interest is calculated at 8% from the due date of each bill.  If your July bill is not paid until December there will still be a remaining balance for interest due from the July due date through the date of payment.  Interest accrual will increase to 14% on final tax bill if not paid prior to committal of tax lien.

Payments

The Tax Collector’s Office now accepts payment by cash, check or credit card.  American Express, Discover, Master Card & Visa are accepted, with a non-refundable $2.95 charge for any transaction total of $100.00 or less or a non-refundable service fee of 2.95% of your total balance over $100.00, whichever is smaller.  You can pay your bill by mail, in the office or online by visiting our website, www.hudsonnh.gov and clicking online payments at the bottom of the page and following the links.  Partial payments may be made at any time throughout the tax year.  The partial payment will be credited to your account and a balance due receipt will be sent.  If payment is received without a bill or payment instructions accompanying the payment, the payment will be applied to the oldest outstanding tax.

Liens

Any 2022 property tax balance must be paid by March 27, 2023 to prevent the impending lien process. This means after March 27th, an additional fee or $21.00 will be added to your property tax accounts.

You will then receive a certified letter stating that a lien will be placed on May 3, 2023 if taxes are still not paid. Once the lien is placed, interest will begin accruing at 14% rather than the current 8% that has been accruing. You will then have two years to pay off that lien before the Town can take ownership of your property for unpaid taxes.
